Leaking toilet Shenley
Toilet leaks after it has been flushed. The leak is coming from the external pipe that goes into the base of the toilet.
Floor tiles to be fitted to kitchen in new house. Approximately 20sqm in size. Most likely porcelain tiles approximately 600x300 size.
Painting House Porthleven
Decorating a house and cottage that has been renovated. Appx 7 rooms. All or part of this depending upon the quote. Work can commence asap and would fit in around other jobs; i.e; paint a room or two, go to another job for a few days and come back again with estimated completion mid to late April.
14 metre garden wall Gainsborough
Remove existing brick wall & dispose of brick, then rebuild a two foot high wall measuring approximately 14 metres long. There will be 3 or 4 'pillars' along the wall with fence panels between each pillar. Also 2 pillars need building that must be capable of holding a heavy timber 5 bar gate at end of 14m wall.
1) Remove sand render to lightwell brickwork and replace with suitable waterproof render to lightwell in a suitable method to inhibit the ingress of moisture (approx 8m2) and paint white with 2 coats 2) Remove two sections of plasterboard and insulation around window, re-render with waterproof render and make good to match existing finish (including prob replacing some insulation, plasterboard, providing waterproof seal around window and painting etc.). Sections 120x20 cm 3) Install 3 airbricks into basement area in bedroom 1, bedroom 2 and bathroom. Make good plaster, paint, finish etc. 4) Remove sections of rotten wood to basement staircase and skirting. Skirting 1m length. and refix bottom step (? riser to be replaced). Refix carpet. Render and paint small section of wall around skirting (1m2 to inhibit moisture). Replace skirting prime and paint 5) Remove and replace door sills to both front and back doors (width 108 and 82cm respectively). 6) rebuild front garden walls and refix ironwork to reformed brick pillars. (Work must be seen to be fully appreciated ! but wall length approx 4.5x3.5m I will provide all materials and would like the work to start immediately.
Roof 1) Remove slates and clean ready for reuse, purchase additional reclaimed welsh slates to replace damaged slates. 2) Check roof timbers and repair or replace unsound timbers as required. 3) Install insulation and breather able membrane before refitting roof slate. 4) Reuse roof lead flashing and add lead flashing where roof abuts chimney stacks. 5) Repair/restore barge boards and soffits preference would be for untreated oak. Chimney stacks 1) Rebuild chimney stacks replacing fire damaged stone work with similar limestone and lime mortar. Replace missing and damaged chimney pots with matching or similar reclaimed pots. 2) Install new flues ready to accept wood burning stove and range cooker, cap unused pots. External Walls 1) Remove cement pointing work and damaged lime mortar and re-point using lime mortar. 2) Replace and or reface damaged handmade bricks and stonework. Windows 1) Replace existing modern timber frame single glazed windows with windows of a similar style to other historic buildings found in Pipewell. 2) Check condition of timber lintels replace and reface as required. Rainwater goods 1) Replace existing plastic rainwater goods with reproduction period style items. 2) Check condition of existing storm drains and replace if required. Add additional soak away if required. 3) Re-establish external ground levels and replace hard surfaces with gravel pathways to improve breath ability around the lower walls. Phase 2 demolition of unwanted extensions and replace with new build stone clad extension. 1) Make good unwanted wall openings using handmade bricks and install a window in place of the current opening into the study. 2) Rebuild the stone clad extension. 3) Reposition mains water supply into the stone extension. 4) Install foul drainage and treatment system. 5) Reposition mains electricity into stone extension.

We are struggling to open and close the door due to sticking. It probably needs something shaving off it.
