I am looking to build a shed/workshop adjoined to current garage. Dimensions of building are to be 10ft x 8ft at a height of 8ft at rear and sloping down slightly. The rear wall will make use of garage wall. The building would have a double glazed door (currently have) and either 1 large or 2 small windows. The building would be insulated and require electricity.
I have already purchased a multifuel logburner and I need a quote for it to be installed and pipe etc. supplied. From top of fire to where pipe goes through ceiling is approx 13ft (the pipe will need to be installed at 2 different angles). Will need twin wall pipe from loft through roof (approximately 4/5 ft) and appropriate roof fixing kit and cowling.
I have a 13ft x 8ft internal York stone wall that I need rendering then plastering. I need it rendering as there will be a multi stove burner installed at a later date.
Repointing of rear wall of house and lead flashing on extension roof. Repointing from the roof down to the ground on a 2 bed terrace on rear wall of property and partial gutter clearance at front of property.
We live in a 3 storey victorian townhouse. The skylight overlooking the staircase is single pane, frameless glass & needs replacing. We would prefer a double or triple glazed skylight. The window is set in the pitched roof above the staircase & is therefore not easy to access.
I live in a Victorian semi-detached house with a shared chimney between myself and my neighbour. The brickwork on the external chimney stack under the chimney pots has a crack running downwards (about 4/5 brick layers). It looks like the two pots are gradually pulling apart from each other. The top section of the brickwork will need to be relaid and pots put back into place. Our chimney is not used and next door sometimes have an open fire so, it has recently been used. This is a joint job with my neighbour and I therefore need quotes in duplicate. I would also like one quote to include scaffolding cost and one quote without scaffolding cost. Scaffolding will definitely be needed however we may source it seperately. I hope that is ok. Many thanks.
Remove old wooden fireplace and install new marble one and install inset gas fire
Need front of garage to be bricked up with a window, 1 radiator, electric there, need insulation as per building regs, access door from main property plastering and finishes..here and there..etc., etc.
Damp Issues requiring External Rendering - SW19 3TQ. We have a detailed surveyor report where the following issues have been raised. We are looking for the seriousness of these issues and free quotations for the fixes. We will need to get these fixed before we move into the property. 1. Dampness: The surveyor was unable to identify the horizontal damp proof course to the original portion due to the external rendered plinth. They suspect that a slate damp proof course has been installed to this section and a plastic damp proof course to the additions. Dampness was detected at low level to the main walls, to areas including the bedrooms. This is consistent with a failure or bridging of the horizontal DPC. The deteriorated render may have also contributed to the dampness. Checks to the sub floor timber for defects are also needed. 2. Walls: The walls to the original portion are of 225mm solid brick whilst the extensions are of 270mm cavity brick and/or block construction. Despite signs of old settlement and thermal movement, the structural condition of the property appears to be generally satisfactory and we found no evidence of significant cracking, subsidence or structural movement. The rendered wall surfaces are hollow, cracked and blown in a number of areas and we believe that this may have contributed to the dampness which was noted internally so repairs/re rendering will be required. Walls of solid brick are below the standard of thermal insulation of modern cavity walls and heat loss can be quite high. 3. Subfloor Ventilation: There are an inadequate number of airbricks of sufficient size in the external walls to provide satisfactory ventilation under the floors. It is probable that dampness and condensation will develop leading to timber decay. The floors are of suspended timber construction. The suspended timber floors all appear to be in generally satisfactory condition, straight, firm and true and with no signs of significant deflection or distortion.
Dwelling Bungalow we require damp proof course to front of house and partial down side as we have had an extension at rear within last 12 months.
