Small leak in hipped roof Near clapham junction
The house was new built just 20 years ago. It has a slate roof with a ridge and a hip. A leak has just recently appeared. The block is three storeys so the eaves are about 27 feet high and a moderate pitch ( about 30degree angle). We need to have it repaired, we suspect the ridge coverings
To lay insulation in four ceilings ready for plastering and also in 3 loft areas and also lay floor insulation in 3 floors ready for screed.
Garage Conversion in RG27 Hartley Wintney
The garage currently has two single doors separated by a brick supporting pillar - which supports a longitudal roof joist. We wish to remove the pillar and replace the doors with a single double garage door. This will require a supporting beam across the top of the doorway and a new longitudinal supporting beam. It's possible we may need planning permission/Engineers input but want to know how much and how long before we take it any further.
Hi I am looking to get my loft boarded for storage purposes only. The Area is roughly 60sqm, and will require two hatches and Timber Ladders of good quality. I have two existing hatches , perhaps we can utilise one and will have to cut one in one of the rooms. On the joists I am looking to use timber battens as there is insulation and wiring running over the joists. This is a brand new house Looking for reasonable quotes. In your quotes if you can provide a breakdown of your costs would be great as follows Floor Boards :- Timber battens Ladder and Hatch :- 2 x Miscellaneous Labour charges I don't see this being a more then two day job, realistically and would appreciate if you can provide reasonable quotes.
Load bearing brick wall removal and beam installed (as per Engineers plans) to create a larger Kitchen Dinner. Floor lowered in the Dinner area of the new Kitchen Diner, to include insulation to the requirements of current building regulations. The new floor surface prepared in a suitable way to accommodate tiles on top of it and then lay floor tiles on the entire dinner, kitchen area floor (before new kitchen is fitted so that the floor is tiled under the kitchen units). New Kitchen fitted with breakfast bar, extractor fan (existing venting tube can be used), integrated gas cooker and oven, new kitchen sink fitted. The new Kitchen is a Wicks Kitchen and is flat packed and will require assembly. I will remove the old kitchen. I will lift the old dining area floor prior to your lowering and installing of the new floor. Various other miscellaneous jobs including re-fitting of a shower cubicle, tiling the walls of the shower cubicle and replacing a small bathroom double glazed window, installing insulation to current building regulations and fitting timber to underside of adjoining property alley way (underside of my top floor), installing some skirting board in one room, fitting of new architrave around two doors and loft hatch, New air vent for bathroom extractor fan fitted in shower room roof, Inspection of small flat roof between adjoining property and repair or replace as is necessary, tiling of wetback (wall) over the bath, repair by replacing and fitting small tiles to front path leading to the front door. The conservatory timber floor to be laid (this can be discussed once the job starts as it is difficult to explain here and can be charged as a separate quote once job commences and we have discussed). Some decoration may be required but will be discussed before completion of the works depending on how much decorating I have completed myself. Electrical and plumbing work can be organised as a separate activity by me if necessary. I will arrange disposal of all waste materials. I intend to provide all materials after consultation with you however some items could be supplied by you if agreed beforehand. I would require you to liaise with the building inspectors on site (even if I am present) but I will submit all the required paperwork etc. before the job. I will be available for almost all of the time during the renovation. Access to the property for review can be arranged to assist with the accuracy of the quote. Full SCHEDULE OF WORKS can be supplied on request to assist with the quote. Also details of the Kitchen units, photos of under the floor (so you can see there is enough clearance to lower the dinner floor level) and Engineers plans for the beam can all be supplied on request. **-----------------***-----------------** Possibility of another smaller job in Bracknell, Berkshire on completion with accommodation free of charge available in that property if needed, whilst completing the job (estimate 1 week, 5 working days for the second job maximum maybe less). This will be discussed at a later date depending on progress, quality of finish etc of the Taunton job and of course if you would like to complete teh second job. Once again all materials would be supplied. This job is mainly just the fitting of a new kitchen and tiling (or not after discussion with you) of the kitchen floor.
