Four bed, two reception rooms, outside render, internl re-board and plaster, electrics, GCH, new kitchen and bathroom.
We have a small kitchen which is a flat roof extension into what was the original courtyard.
2 walls are external and 1 wall is partially internal/external.
We think that the neighbours garden is higher than the floor level of our kitchen.
The RH level of the kitchen is generally between 70-80%, the laminated wood floor is started to lift in a small area.
There is no evidence of damp on the walls.
Overboard ceiling, skim and paint ceiling and walls, install new radiator, complete lighting installation.
One of the ploly carbonate roof panel has slipped off from original position.
Need job doing asap. Ideally today or tomorrow. Re-decorating small bedroom. Plasterwork around 1m upvc window needs knocking out and re-doing and potentially part of wall next to the window. Suspect it will be a half day job.
To complete work on a part completed 4 bed terraced house.
First fix electrics already done and electrician to return when req'd.
Plumber already to do first fix when ground-work and plasterers have done their bit.
The property needs the following;
- Ground work; installation of pipework to downstairs toilet, running approx' 6mtrs to outside drain, which needs to be moved approx 1.5mtrs to have an inspection manhole cover, must be within building control reg's.
- Concrete floor (existing already dug up and ready to be laid) approx' 15sq mtrs. Must be within building control reg's.
- Plastering of whole house (90% already dry lined with some prep work for the rest to be done). Consisting of; Hallway, stairs, landing, upper hallway, front room (room size appox' 15'x13'), Downstairs WC, Understairs cupboard, Kitchen/diner (approx 10'x19'), Utility (approx' 7'x6')... Bathroom (approx' 7'x6')... Bedroom 1 (approx' 15'x13'), Bedroom 2 (approx' 11'x9') Bedroom 3 (approx' 10x8') Bedroom 4 (approx' 9'x7')...
- Staircase needs, new spindles, rubbing down, making good ready for painting.
- Skirting all round (material on site including architrave). Some skirt's ready for fitting.
- Some finishing work needed to the outside of the property, being; Fascia above and below upper bay window, Guttering to be fitted (boards in place).
- Two courses of brickwork need replacing under downstairs bay window (gap where new UPVC windows have been installed), Brick/blockwork needed for inside bay supporting the bay above (sounds more than it actually is!).
- Cleaning of the outside (front) brickwork and small amount of painting (no more than 5sq mtrs)
- Forming of a step to the front door (The current drop is too steep).
Plaster skim required on walls of 1 room approx 17' x 14' (includes 2 large windows and large fireplace).
Fit wooden stair case - base rail, hand rail, spindles, newell posts, caps, spacers, etc.- already purchased.
Fix broken top step.
Install wooden sheet to cover under-stairs (we will supply the wood if you let us know what we need to buy).
We can remove the old stair case if this lowers the cost of the quote.
I am looking for a light cream cushioned vinyl floor covering for a kitchen and bathroom in Teddington. Both rooms are about 3 metres by 2 metres. Removal and disposal of existing carpet tiles and carpet will be necessary. Looking for an appointment to view and quote this Friday or saturday.
