Our mortgage provider requires that the following essential repairs be completed within six months of purchase: • Parts of the lead flashing are loose and adrift; this gives potential for rainwater to ingress (11.1). Repair defective flashing around flank chimneystack roof abutment. • Some of the coping tiles on the top of the parapet walls are loose and/or poorly pointed; this could allow moisture to ingress (11.4). Re-bed/re-point where necessary coping tiles to party parapet walls. • In respect of rendering to the main building, there are various hairline render cracks visible and some associated hollow render which can allow rainwater to penetrate by capillary action. To the front elevation, there is facing brickwork to a first floor string and also to the right hand side of the entrance lobby; there is also facing brickwork to the small projecting part of the party wall at the front. To these areas, varying degrees of re-pointing are required, again to prevent potential moisture ingress by capillary action (11.6). Cut back and make good hair cracking in external render and renewing odd hollow sections of external render where necessary. • There are no sub-floor air-vents visible to the rear of the building as in all probability the have been covered/obstructed by the later built rear extension solid floor. When building a ground floor extension with solid floor, trunking for sub-floor air-vents is good practice; it is unknown if the high level of the rear external paving completely covers any rear external air-vents but the present situation is that sub-floor ventilation is considered inadequate. (11.8). Improve the provision for sub-floor air ventilation. We need a quote now and then someone to undertake the work when we take possession of the house (Jan/Feb 2011).
Timber Framed Building in PE11 Surfleet Seas End
I have a chalet situated on Surfleet Reservoir. Under advice from the Environment Agency, I will need to raise it's level from 18" to 1 meter due to future flood risk. I have also spoken to the local planning office who agrees this can be done (with planning permission). It currently sits on brick pillars, which would need replacing and possibly need to sit on new foundations. The chalet measures approximately 28ft x 22ft and is of timber construction. Water and sewage would need to be disconnected and reconnected. The chalet Ideally would want to be raised in it's current form, and not dismantled first, but if some dismantling is required then that is acceptable.

Hi, Have applied for planning permission to split a communal entrance in 2 so both maisonettes can have a private entrance. Need to build a fireproof wall in the existing communal hallway and have 2 front doors instead of 1. Window currently where second door will be. 2 new doors required ( may be supplied by Home owner - To be decided.)

Look at inproving tiles over party wall line of building (Mid terace). I am after advice and a price estimate.
Clumsy gardeners made a tear in the lining of my wildlife pond last year and,although a friend raised the tear to the surface,placed plastic over it and held that down with bricks,the resulting seepage has left the water level too low. I need the tear repaired if at all possible because it was bought to last for ten years and a complete replacement would be very costly. My usual handyman is not qualified to do the repair but would be happy to help in any way suitable.
