We are looking to buy a bungalow in Fairford. It needs updating, some internal walls downstairs moving, and the 1st floor that is currently 1 bed, 1 bath and attic space converted into 3 bed and a bathroom. I wondered if you would be prepared to meet us at the property to give us an idea of what is possible and how much it would cost.
New Build in LS26 Swillington, leeds
To building 1 x 2 Bedroom flat & 1 x 1 Bedroom flat ontop of existing property, whilst also forming a new staircase to provide access. Some light levels of ground work also required to form driveway entrance and 5 car parking spaces.
Exisitng double cellar approx 50m2 with 2m head height and exposed ceiling joist to be converted into 1bed flat. Allow for excavation to front bay window, new bay window and new entrance door with metal steps down from street; quote separetely for option to lower existing cellar floor to increase height by 400mm. Provide first fix services only throughout for shower wc room & kitchen. Include new central heating system. Plaster walls, plasterboard ceiling with rockwall acoustic insulation. Services in ceiling to be made good. Damp proof basement. All to comply with current building regs.
I would like to replace my kitchen window with a larger one. I have been advised that this will require a new lintel. The current lintel is concrete.
To fit a new shower cubicle and tray and retile the area. May need towel rail moved.
Require the installation of a bathroom suite. The bathroom is of a regular size. Previous bathroom has already been removed and bathroom replastered. Also require pipe work alteration.
Tadesperson required: taking out old balanced flue fire and replacing with new fire and surround.
We have a leak in a bathroom from a toilet which needs to be redone - whole bathroom/incl bath removed. floor boards beneath replaced and to check that joists do not have dry rot in them. Bathroom then needs to be redone installation of a shower no bath and toilet replaced. We will provide the shower /toilet but other materials need to be provided.
Damp Issues requiring External Rendering - SW19 3TQ. We have a detailed surveyor report where the following issues have been raised. We are looking for the seriousness of these issues and free quotations for the fixes. We will need to get these fixed before we move into the property. 1. Dampness: The surveyor was unable to identify the horizontal damp proof course to the original portion due to the external rendered plinth. They suspect that a slate damp proof course has been installed to this section and a plastic damp proof course to the additions. Dampness was detected at low level to the main walls, to areas including the bedrooms. This is consistent with a failure or bridging of the horizontal DPC. The deteriorated render may have also contributed to the dampness. Checks to the sub floor timber for defects are also needed. 2. Walls: The walls to the original portion are of 225mm solid brick whilst the extensions are of 270mm cavity brick and/or block construction. Despite signs of old settlement and thermal movement, the structural condition of the property appears to be generally satisfactory and we found no evidence of significant cracking, subsidence or structural movement. The rendered wall surfaces are hollow, cracked and blown in a number of areas and we believe that this may have contributed to the dampness which was noted internally so repairs/re rendering will be required. Walls of solid brick are below the standard of thermal insulation of modern cavity walls and heat loss can be quite high. 3. Subfloor Ventilation: There are an inadequate number of airbricks of sufficient size in the external walls to provide satisfactory ventilation under the floors. It is probable that dampness and condensation will develop leading to timber decay. The floors are of suspended timber construction. The suspended timber floors all appear to be in generally satisfactory condition, straight, firm and true and with no signs of significant deflection or distortion.
Hi, We have an old york stone terrace which has a slightly leaky roof. It is currently "fixed" using expanding foam stuff. The slate has already been turned once. We need a quote for fixing the roof and mending any joists that may have been damaged by damp. Thanks! Becky
