Front garden pier needs replacing and refitting iron gates and piller for gates and rebuilding wall. Also replacing damaged down pipe. repair to cast iron gates aswell. and drive way. Clear up debrie
BUDGET £3500 - Hillside garden - downward sloap. Decking leads to first terrace which has concrete retaining wall that is unfinished with no steps. Turf is required on this terrace. retaining wall finished and steps built. Second terrace is much the same, however has no retaining wall and approx 2 - 2.5m drop. Second terrace requires truf and similar retaining wall built with steps leading to uneven final terrace which requires clearing and turf. Mature hedgerow and gate leading to communal field are at end of Garden. Ideally retaining walls will be rendered and painted. Steps off first retaining wall will be curved, cut into the soil and each step faced off with sleepers and topped off with a subcompound. The second retaining wall will be a flipped mirror image of the first retaining wall. I have had quotes for work from two landscape gardeners who both came in at £7500 for work described. Considering the budget I would be willing to go back to these quotes and have half the work done now and half later, ideally I need something for the kids to play on for the summer. Can anyone on here come in with a much better quote for the work?
Supply a skip for refuse, Strip off existing tiles and save for reuse, strip off old battens, cover with new membrane and batten to correct gauge, relay exisiting tiles and ventilate roof, renew cement works to hips and ridge, renew lead flashing around chimney, repoint chimney where needed
Roof 1) Remove slates and clean ready for reuse, purchase additional reclaimed welsh slates to replace damaged slates. 2) Check roof timbers and repair or replace unsound timbers as required. 3) Install insulation and breather able membrane before refitting roof slate. 4) Reuse roof lead flashing and add lead flashing where roof abuts chimney stacks. 5) Repair/restore barge boards and soffits preference would be for untreated oak. Chimney stacks 1) Rebuild chimney stacks replacing fire damaged stone work with similar limestone and lime mortar. Replace missing and damaged chimney pots with matching or similar reclaimed pots. 2) Install new flues ready to accept wood burning stove and range cooker, cap unused pots. External Walls 1) Remove cement pointing work and damaged lime mortar and re-point using lime mortar. 2) Replace and or reface damaged handmade bricks and stonework. Windows 1) Replace existing modern timber frame single glazed windows with windows of a similar style to other historic buildings found in Pipewell. 2) Check condition of timber lintels replace and reface as required. Rainwater goods 1) Replace existing plastic rainwater goods with reproduction period style items. 2) Check condition of existing storm drains and replace if required. Add additional soak away if required. 3) Re-establish external ground levels and replace hard surfaces with gravel pathways to improve breath ability around the lower walls. Phase 2 demolition of unwanted extensions and replace with new build stone clad extension. 1) Make good unwanted wall openings using handmade bricks and install a window in place of the current opening into the study. 2) Rebuild the stone clad extension. 3) Reposition mains water supply into the stone extension. 4) Install foul drainage and treatment system. 5) Reposition mains electricity into stone extension.
Floor tiling Tulse hill
I need the floor in a small bathroom (size: 2.5m x 2.5m) tiled with ceramic tiles. I will provide the tiles all I need is someone to cut and lay them. Obviously there is a bath a sink and a toilet to cut around so the total floor size will be less than the size given above.

I Need to replace my old heating system. The back boiler is in chimney a BAXI 57/4E connected to a gas fire. I am looking at Valliant combi. All pipe work and six/seven rads. I can drain system and cut out cylinder and remove old boiler to cut cost.
This is for plastering of our Dining Room which we estimate will take around 1 days work. Apart from a few cracks and dints the ceiling is smooth and in good order.
