Our mortgage provider requires that the following essential repairs be completed within six months of purchase: ⢠Parts of the lead flashing are loose and adrift; this gives potential for rainwater to ingress (11.1). Repair defective flashing around flank chimneystack roof abutment. ⢠Some of the coping tiles on the top of the parapet walls are loose and/or poorly pointed; this could allow moisture to ingress (11.4). Re-bed/re-point where necessary coping tiles to party parapet walls. ⢠In respect of rendering to the main building, there are various hairline render cracks visible and some associated hollow render which can allow rainwater to penetrate by capillary action. To the front elevation, there is facing brickwork to a first floor string and also to the right hand side of the entrance lobby; there is also facing brickwork to the small projecting part of the party wall at the front. To these areas, varying degrees of re-pointing are required, again to prevent potential moisture ingress by capillary action (11.6). Cut back and make good hair cracking in external render and renewing odd hollow sections of external render where necessary. ⢠There are no sub-floor air-vents visible to the rear of the building as in all probability the have been covered/obstructed by the later built rear extension solid floor. When building a ground floor extension with solid floor, trunking for sub-floor air-vents is good practice; it is unknown if the high level of the rear external paving completely covers any rear external air-vents but the present situation is that sub-floor ventilation is considered inadequate. (11.8). Improve the provision for sub-floor air ventilation. We need a quote now and then someone to undertake the work when we take possession of the house (Jan/Feb 2011).
I am looking for quotes to build a brick garage (london brick) two thirds of the walls are already in place as part of the car port although the walls will need to be increased by approx 18 inches and a most of the hardstanding is in place. the dimensions are approx 5 m x 6m. double garage doors (west facing), a full roof and windows and doors (south facing).
I need to get my bathroom replaced with everything except for the bathtub. This includes sink & unit, toilet, heated towel radiator, shower, screen, 1 and 1/2 walls tiled, floor (currently chipboard to be removed & replaced) and floor tiled. downstairs toilet & sink replaced.
The end gable has not been replaced only 3 sides. I want the completion in white upvc to finish off please.

I have a small, Victorian terraced house. The bathroom is on the ground floor at the rear of the house (probably used to be the outhouse or coalshed!) and is therefore only single skin (brick) and is always cold despite having a radiator. The room is tiny (approx 210cm x 140cm) I want a completely new bathroom designed and installed - the walls will probably have to be dry-lined, I would like a super-duper extraction system to prevent steam build-up and ? also underfloor heating if that is possible.
Refurbishment of battery style garage located in a block of garages. End garage situated next to a brick wall. Main garage building and roof is in good condition. Concrete lintel and concrete side supports have severe weather corrosion and are in need of replacement. There is a drainage pipe built within one of the concrete suports.
