Knock down the connecting wall between my kitchen and adjoining room, to make one larger room. They are currently connected by a doorway. Need to install a lintel, the wall is approx 14' x 12'. Job will involve relocating a radiator & light switches, and skimming ceiling x 2.

We are looking to buy a bungalow in Fairford. It needs updating, some internal walls downstairs moving, and the 1st floor that is currently 1 bed, 1 bath and attic space converted into 3 bed and a bathroom. I wondered if you would be prepared to meet us at the property to give us an idea of what is possible and how much it would cost.
I need a reinforced concrete raft slab foundation laying next to my house for a timber garage to go onto. The size of the slab will be 18-foot (5.5m) by 9-foot (2.75m) and a depth at the kneeled edges of 400mm thinning to 270mm across the centre. A rough calculation is that I would need around 4.5 to 5 cubic meters of concrete. Obviously it would need digging out, a crushed sub-base & DP membrane adding, side shuttering, reinforcing steelwork positioning, and leveling of the concrete. The ground is level, soft and there is easy access to the site. Interested, then please give me a fair price.
I'm buying a house in Tooting, and the survey identified some concerns with the roof beams and recommended a professional roofer take a look. Therefore I'm looking for someone to advise on what/if any immediate action could be necessary.

Looking for other competitive quotes, access to the property is available INTERNAL OBSERVATIONS Our findings within the areas as instructed are as follows: ROOFING TIMBERS Our inspection of the roofing timbers was severely restricted due to the fact that the first floor rooms are constructed within the roof area and our examination was restricted to the accessible eaves void only. Our inspection within the above area was further restricted due to the presence of roof insulation laid between the ceiling joists however our findings at the points examined are as follows: No apparent evidence of any woodborer infestation or fungal attacks was located and therefore no treatment is recommended. First Floor FLOORING TIMBERS Room Left, Central Landing & Front Right Hand Cupboard Area Our inspection of the flooring timbers in these rooms was handicapped by the presence of furniture and floor coverings, however where we were able to turn back the floor coverings without causing undue damage or disturbance our findings at the points examined are as follows: No apparent evidence of any woodborer infestation or fungal attacks was located and therefore no treatment is recommended. Ground Floor FLOORING TIMBERS Room Front Left, Room Front Right, Room Rear Centre (Bathroom), Room Centre Left & Room Rear Right Our inspection of the flooring timbers in these rooms was handicapped by the presence of furniture and floor coverings, however where we were able to turn back the floor coverings without causing undue damage or disturbance our findings at the points examined are as follows: No apparent evidence of any woodborer infestation or fungal attacks was located and therefore no treatment is recommended. - 3 - Room Rear Left (Kitchen) Due to the presence of fixed laminate flooring overlays within the above room no inspection of the flooring timbers was possible and therefore no comments can be made. Surface Condensation Room Rear Centre (Bathroom) Using instrumental analysis in conjunction with our physical observations we have formed the conclusion that dampness in the form of surface condensation is affecting the rear wall and ceiling area within the above room and this dampness would appear to be the result of the lack of suitable air extraction within this room. In view of the above, we would recommend the installation of a humidistat controlled extractor fan to the external wall. Should it be required, we would be happy to provide a quotation for this upon your further instruction. Our visual inspection of the solum revealed that the solum is unsealed and was relatively damp at the time of inspection. This dampness together with the restricted sub floor ventilation and organic debris will create conditions suitable for the germination and growth of wood rotting fungi. In view of these findings we would recommend that the solum be sealed as detailed in our attached schedule headed “Solum Sealant”. Rising Damp Using instrumental analysis we were unable to record any readings which would suggest the presence of rising damp. Chartered or otherwise qualified surveyors should be employed to examine in detail the structural and other conditions of the property which might influence any change in its ownership. We can only accept responsibility for identifying and assessing the extent of the infestation on the evidence available and in the areas accessible at the time of our inspection. Owing to the rapid extension and development in some forms of insect and fungal attack and other factors involved, our estimate for the extent and costs of remedial treatment can only hold good for one month from the date of inspection.
Problem with damp bulkhead in bathroom so quote required for removing tiling, shower tray and cubicle ( if required ) to find if any damage - repair damage and then make good again
