We are in the process of selling our house but the survey identifed a problem with the wall at the front of the garden which leads directly onto the road. We have had a full structural survey done which recommends that the following action is taken: "The brick retaining walls along the terrace have generally performed satisfactorily, although the upper section of the wall to the subject property has a notable outward lean; the trees/shrubs in close proximity to the wall may well be a contributory factor, exerting outward pressure. Modern retaining walls are designed and built in engineering brickwork, and are usually much thicker towards the base to withstand lateral pressure from ground water to the rear of the wall. This pressure can usually be alleviated by the provision of free draining material (pea gravel or similar) and the drainage channel/weep holes at low level to prevent a build-up of ground water behind the wall. Dated retaining walls of this type were not built to incorporate such features. The outward lean of the upper section of the wall is beyond acceptable limits and is potentially dangerous. I would advise that the top nine courses and cappings are taken down and re-built to correct vertical alignment; removal of trees/shrubs adjacent to the wall will be necessary, together with removal of the earth behind the wall, to similar depth. Once the earth has been excavated to this level, it would be possible to install two or three drainage points, to alleviate water build-up behind the wall. Estimates for these works should be obtained from a reputable local contractor; work will need to be carried out carefully and the bricks should be cleaned for re-use - careful selection of mortar colour should ensure that the work blends in with dated adjacent brickwork." Grateful if you could give me a quote for the work, and let me know how long you think it might take, and when you might be available.
Victorian terrace rear bedroom conversion (8yrs old), with removed chimney stack, sloping ceiling with velux window. Damp stains visible 6yrs ago where ceiling meets wall just under chimney stack. Damp patches / condensation showing on plaster against chimney wall lower down when cold or after rain. Not urgent but would like expert advice as it seems work needs experience with roofing / chimney / damp / structural conversions. Good access to roof and chimney from deck.
1. build a partition wall 2m high by 2m width and plaster finish 2. removal of another partition wall and make good 3. removal of a fitted wardrobe and make good. 4. install half a door frame. (hard to explain) 5. install 1 spot light
I have a storage room about 2.5 square meters upstairs. I want to change it to a cloakroom. There is a room between a bathroom and the storage room. Could you please tell me how much it costs, if we have our own toilet set?
Rendering in PO4 Portmouth
Concrete bay window of a terraced house in Southsea Portsmouth requires refurbishment. Paintwork is flaking, filling of existing cracks needed, and pillar edges have become rounded, would like a smooth surface and sharp edges to concrete bays.
4 window do not open, when you lift the handle to open them they are jammed.
General Building Work in KY12 Comrie, Dunfermline,
Patio 17ft x 8ft long , sun room underneath, water leak, not built properly, req, strip back to concrete beams&seal roof, lay new concreate screed ready for slabs/tiles, renew facias&guttering, down pipe, strip loose harling&renew, srip walls inside, new vapour barrier, kingspan and plasteboard.
I have a small, Victorian terraced house. The bathroom is on the ground floor at the rear of the house (probably used to be the outhouse or coalshed!) and is therefore only single skin (brick) and is always cold despite having a radiator. The room is tiny (approx 210cm x 140cm) I want a completely new bathroom designed and installed - the walls will probably have to be dry-lined, I would like a super-duper extraction system to prevent steam build-up and ? also underfloor heating if that is possible.
I need a qualified person to open up one fire place in the living room. The chimney needs opening and making safe. The chimney hole is approximately 1foot by 2 foot. Uncertain what condition the actual chimney shoot is in.
Modular pack tiles need to be fitted in 3 rooms - the hall (including the cloakroom),the kitchen and the corridor. This is all approximately 30m2.
