I represent a group of leaseholders who own the head lease of the building in which we have our flats. At the time of purchasing the head lease of building identified works that were necessary to repair/renovate it which the previous management companies had failed to do. I have 2 quotes from builders to carry out the work and am now looking for a project manager to cover the requirements for planning permission, liaising with council and listed buildings and managing the on site work. I anticipate the work will last between 1-2 weeks.

Our architect has unfortunately walked out on us following the tender stage of the contract, because we did not choose his contractor and chose our nominated contractor as he was the cheapest. He is not happy to work with our contractor and therefore not willing to carry out the final stage of the agreed contract; The project management which was to include the supervision of the construction, to ensure that the builder is following the agreed specifications and design, the schedule of works and schedule of payments. We now require a RIBA registered architect to supervise the works until completion of the project. The works will be approximately 8 months long and include a double storey side and double storey back extension and total refurbishment of a semi detached house in NW2. Works have already began, but have been mainly demolition of the existing outer structure and some foundations have been laid, and some steel beams already erected. The architect has already completed the first two stages of the contract which were: - firstly obtaining planning permission and secondly design specifications. We also have the structural engineer calculations. The architect has also agreed to send us the full set of architectural auto cad designs, therefore no longer has the copyrights to the drawings. The dispute is solely on the choice of contractor: - He wanted us to choose his nominated contractor and we chose our contractor because firstly he was cheaper and secondly because we have seen and approved his completed projects and obtained references from the owners of the completed projects that we have seen. It is of utmost importance that the architect that is to supervise the works be RIBA registered as we will require an architect's professional completion certificate. We would also be very happy if the architect wishes to make any changes or additions to the design that we both find to be more suitable or better as a design. The architect would need to do the following: 1. Carry out a schedule of works 2. Carry out a schedule of payments to the contractor 3. Supervise the works at crucial or important stages of the works and whenever is needed or required. This can be for example once or twice a week, at the beginning when the structure is being built and then only at important stages of the project. 4. The architect is required to ensure that the contractor is building according to the designs and specifications of the previous architect and according to the quotation given and agreed by the clients. Please note that we have, together with the contractor changed a few of the specifications of the original architect to bring the costs down. For example, the architect had specified copper pipes throughout. However, we have substituted copper pipes for plastic pipes instead in all except the boiler connections which will be in copper. 5. The architect would be required to liaise with the building control (a private company) and the structural engineers as well as us the clients. He or she would report any issues to us, help to resolve them, and when necessary, make any design changes accordingly. He will of course have the full set of design drawings on AutoCad. 6. Finally on completion, issue a Professional Completion Certificate. Thank you.
Hello Im looking to put tenders out to employee a FT Project Manager to oversee a new development project we have located in Sutton, Surrey. Currently on site is 1500 sq ft 4 Bed Detached House, planning was granted recently for a large 2 storey extension making the total size 3300 sq ft approx. Planning was also granted with the extensions to convert the house into an apartment block consisting of 6 flats 2 x 2 Bed 700 sq ft Flats & 4 x 1 460 sq ft Bed Flats. I am looking for a experienced FT project/site manager who can oversee the building works, materials, liaise with building control, architects, etc and who has previously experience with similar size and type of developments.
