Requires removal of internal wall and finding good solution so rooms can be separated again for occasional use. After which then builder to complete the work (this will be posted as a separate job once designs are finalised)
I am looking for an architect or surveyer with experience in flat conversions to deal with everything related to building regulations and planning department. I have purchased an open space with planning permission in place for converting into two flats. I would like to alter the internal layout of the flats and get help with everything related to obtaining building regs clearance for starting the work as well as planning permission amendment.
Require Survey and Drawings including building regs/permission application as required
We are wanting a single storey rear extension to our 1920s house, and are looking for someone to come and help us with a design and provide plans.
Install new kitchen, extend floor 1.5 meter second floor, remove stairs, remove closet and install new fitted wardrobes, install 1, 800 engineered wood floor with under flor heating. Reconfigure under eaves.
Discussion of bedroom and ensuite over the garage and complete internal change of rooms and layout inside to make house more useable.
We will shortly be moving into a property in London and are planning on having works done to the property including possibly building an extension, replacing windows/doors, etc. Also, a building survey identified some possible damp damage and recommended an assessment and remedy where necessary. We are looking to hire a project manager who can follow up on the issues raised in the building survey, draw up a project plan and track progress, carry out tenders for the various works and put together an overall quote, organise the various trades and supervise their work, track expenses vs. budget etc.
We have moved into a house that has a small kitchen and want to explore what possibilities there may be ; either to build an extension, which may include some re-modelling of a relatively small outside space that is on two levels, or to remodel the house to make better use of the space we have. We are after an architect to offer advice on what may be possible. If appropriate, there may be a further requirement to support any necessary planning application/ design work.
Seeking design advice for the kitchen, currently it is small so taking down the adjoining wall into the dining room to make a single kitchen space. Already have advice from structural engineer so looking for architect's expertise for inspiration.
Our architect has unfortunately walked out on us following the tender stage of the contract, because we did not choose his contractor and chose our nominated contractor as he was the cheapest. He is not happy to work with our contractor and therefore not willing to carry out the final stage of the agreed contract; The project management which was to include the supervision of the construction, to ensure that the builder is following the agreed specifications and design, the schedule of works and schedule of payments. We now require a RIBA registered architect to supervise the works until completion of the project. The works will be approximately 8 months long and include a double storey side and double storey back extension and total refurbishment of a semi detached house in NW2. Works have already began, but have been mainly demolition of the existing outer structure and some foundations have been laid, and some steel beams already erected. The architect has already completed the first two stages of the contract which were: - firstly obtaining planning permission and secondly design specifications. We also have the structural engineer calculations. The architect has also agreed to send us the full set of architectural auto cad designs, therefore no longer has the copyrights to the drawings. The dispute is solely on the choice of contractor: - He wanted us to choose his nominated contractor and we chose our contractor because firstly he was cheaper and secondly because we have seen and approved his completed projects and obtained references from the owners of the completed projects that we have seen. It is of utmost importance that the architect that is to supervise the works be RIBA registered as we will require an architect's professional completion certificate. We would also be very happy if the architect wishes to make any changes or additions to the design that we both find to be more suitable or better as a design. The architect would need to do the following: 1. Carry out a schedule of works 2. Carry out a schedule of payments to the contractor 3. Supervise the works at crucial or important stages of the works and whenever is needed or required. This can be for example once or twice a week, at the beginning when the structure is being built and then only at important stages of the project. 4. The architect is required to ensure that the contractor is building according to the designs and specifications of the previous architect and according to the quotation given and agreed by the clients. Please note that we have, together with the contractor changed a few of the specifications of the original architect to bring the costs down. For example, the architect had specified copper pipes throughout. However, we have substituted copper pipes for plastic pipes instead in all except the boiler connections which will be in copper. 5. The architect would be required to liaise with the building control (a private company) and the structural engineers as well as us the clients. He or she would report any issues to us, help to resolve them, and when necessary, make any design changes accordingly. He will of course have the full set of design drawings on AutoCad. 6. Finally on completion, issue a Professional Completion Certificate. Thank you.
