Garage conversion Lindfield
Convert interior of standard single sized garage to kitchen diner and utility room. To include architect fees to draw submit planning application to change garage doors and fit new glass window. Pay all council fees, architect fees, building control fees. Supply weekly serviced site toilet. To carefully disconnect, drain down and relocated the boiler further down the garage wall. Fill, test and commission by ”gas safe” engineer. Cover and protect floors and furniture, tape shut doors to prevent dust ingress. Remove existing kitchen wall and build new wall. Temporarily support structure above before removal of wall between kitchen and garage assumed non load bearing. Make good disturbed floor screed, wall & ceiling plaster. Construct new 200mm block wall floor to ceiling with new flush ply fire door and frame built in, recessed alcove to take furniture supplied and fitted by others. Wall plastered both sides. Relocate all pipework to new position of washer and tumble dryer. Box in all pipes on side walls and form new lower ceiling clad with fireline plasterboard to both new utility room and existing garage., Plaster ceilings and walls in new room, and supply and fix 50mm celotex insulation to garage side of new wall, and to external wall of new room and finish with unplastered plaster board finish. Utility room floor raised to existing level with floor insulation and screed. Allow to fix only client supplied floor tiles on same line as existing. Extend skirting to match. Remove electrics on wall to be demolished, extend power points to relocated appliances and and down spot lights in new room. Thermostatically controlled electric heater. Supply and fit new matching glazed matching window 600mm x 900mm high. Make good all disturbed surfaces. Lintol over to support. Remove up and over garage door and replace with hardwood side opening hardwood timber with cost of doors and furniture included. Generally all works to approval of building inspector who will issue a compliance certificate on completion.
New extension Bromyard
To draw preliminary plans to seek thoughts of planning officer. Proposal to replace an existing conservatory which links the 2 buildings together with an extension about 5.5 m x 6.5 m and removal of existing conservatory. The provision of patio doors into existing wall in old conservatory. Plans already exist of the existing building.

Plans needed for approval by LA for a new roof which is higher than currently. Mid terrace property, two small rooves with valley gutter running between neighbouring properties. I would like to put on one roof which would then enable one or two rooms to be included in the loft space.
