Job Description:
All sizes are approximated: Kitchen ceiling: 9' x 11" wash down, make good any cracks and holes and apply two coats of White Matt Emulsion : This area is in general good state of repair and in my opinion would require minimal making good. The counter, units and floor would require dust sheets to protect from paint splatter. Bathroom: 9' x 9' Same as above this area has three ceiling light fittings that would require masking to protect from paint splatter as would the tiled walls and floor. Radiator: Flat,wash down and apply two coats of white radiator enamel. Bedroom 1= 12' x 11' Walls: Strip existing embossed wallpaper without using a steam stripper as to avoid damage to walls. Decide what repairs may be required and if the walls need to be lined, This to be agreed with client as an additional cost not in estimate but if you could provide separate estimate as a safeguard should lining be required as not to delay works. Walls: wash down and apply two coats of Silk finish Magnolia Emulsion. Ceiling: Wash down, make good any cracks and holes and apply two coats of White Matt Emulsion: This ceiling is in general good state of repair and in my opinion would require minimal making good. Skirting, Door and door frame: Flat, Fill and wash down as required and apply as necessary to all bare timber I x coat of white primer, I coat of white undercoat and I coat of white Gloss. This bedroom also has along one of the 11' walls two x built in wardrobes each with 2 doors where the external and internal door and frames will require preparation and one coat undercoat and white gloss. Bedroom 2 = 12' x 11' Walls strip existing embossed wallpaper without using a steam as to avoid damage to walls. Decide what repairs may be required and if the walls need to be lined. Walls: Wash down and apply two coats of Silk finish Magnolia Emulsion. Note That one long wall has timber cladding and will not require stripping however it will still require 2 coats of Silk finish emulsion, also note that one short wall is almost taken up with a PVC sliding door to rear garden. Skirting, Doors and door frames: Flat, Fill and wash down as required and apply as necessary to all bare timber I x coat of white primer, I coat of white undercoat and I coat of white Gloss. Ceiling: Wash down, Make good any cracks and holes and apply two coats of White Matt Emulsion: This ceiling is in general good state of repair and in my opinion would require minimal making good. This Living room has a full height built in double door cupboard: where the internal side of the doors & frames will require preparation & painting +undercoat & gloss. The internal walls and ceilings of these cupboards can all be painted with white Matt emulsion. Entrance Hall & Hallway (L shaped): Walls strip existing embossed wallpaper without using a steam as to avoid damage to walls. Decide what repairs may be required and if the walls need to be lined. This to be agreed with client as an additional cost not in estimate but if you could provide separate estimate as a safeguard should lining be required as not to delay works. Walls: Wash down and apply two coats of Silk finish Magnolia Emulsion. Skirting, Doors (5) and door frames: Flat, Fill and wash down as required and apply as necessary to all bare timber I x coat of white primer, I coat of white undercoat and I coat of white Gloss. Radiator: Flat, wash down and apply two coats of white radiator enamel. The hallway also has a metal electrical supply 3'x 2"cabinet and this will require painting 1 x white gloss with 1 coat white undercoat to frame and inside and out of door. The hallway also has 3 x full height storage cupboards where the internal side of the doors & frames will require preparation & painting +undercoat & gloss. The internal walls and ceilings of these cupboards can all be painted with white Matt emulsion. The property has through out PVC double glazed windows that will not require any coatings but protecting from paint splashes from your works. The entrance Hall and Hallway has laminate flooring with edging strips which will need protecting from paint splashes. The Living room, two bedrooms and all cupboards have no floor coverings at present however they would need protecting from unwanted paint splashes. as will standard pendant light fittings and roses without shades. The best estimate I can provide for the L shaped hall way is 9' x 6' and 9'x 3' Entrance to the property would be via the rear garden and there are no parking restrictions at this location.
