Front boundary / retaining wall repair
Posted 16 August 2010
Job Description:
We are in the process of selling our house but the survey identifed a problem with the wall at the front of the garden which leads directly onto the road. We have had a full structural survey done which recommends that the following action is taken: "The brick retaining walls along the terrace have generally performed satisfactorily, although the upper section of the wall to the subject property has a notable outward lean; the trees/shrubs in close proximity to the wall may well be a contributory factor, exerting outward pressure. Modern retaining walls are designed and built in engineering brickwork, and are usually much thicker towards the base to withstand lateral pressure from ground water to the rear of the wall. This pressure can usually be alleviated by the provision of free draining material (pea gravel or similar) and the drainage channel/weep holes at low level to prevent a build-up of ground water behind the wall. Dated retaining walls of this type were not built to incorporate such features. The outward lean of the upper section of the wall is beyond acceptable limits and is potentially dangerous. I would advise that the top nine courses and cappings are taken down and re-built to correct vertical alignment; removal of trees/shrubs adjacent to the wall will be necessary, together with removal of the earth behind the wall, to similar depth. Once the earth has been excavated to this level, it would be possible to install two or three drainage points, to alleviate water build-up behind the wall. Estimates for these works should be obtained from a reputable local contractor; work will need to be carried out carefully and the bricks should be cleaned for re-use - careful selection of mortar colour should ensure that the work blends in with dated adjacent brickwork." Grateful if you could give me a quote for the work, and let me know how long you think it might take, and when you might be available.
