Damp Proofing in L23

Job Description:
The main walls of the house appear to be of solid brick construction with rendered finishes to the front and gable elevations. The main walls incorporate a bitumen damp proof course. In places, this is only 30mm above external ground levels, which can lead to damp. We recorded high damp meter readings throughout the ground floor, some at lower level near to floor level and others at higher levels, eg around the bay window in the front reception room. This has possibly been caused by a combination of the failure of the damp proof course, high external ground levels and porous masonry/defective rendering. It is also possible that the poor condition of many of the rainwater fittings (see Section E3) is contributing to the dampness. Apart from the repairs referred to in Section E3, the external walls require repair and making good to areas of cracked render and to areas of loose mortar and spalled (eroded) brickwork. A more detailed investigation into the performance/condition of the damp proof course is also needed. Condition rating 3 Dampness may also have affected adjacent timber, plaster and decorations and further associated repairs may well be required. It is worth noting that during our inspection there was a heavy prevailing wind to the front of the house and, as the majority of the dampness found was to the front and side of the property, it seems that these elevations are the most exposed, and you should ensure that external finishes, windows and rainwater fittings are kept in good repair at all times to minimise the risk of further damp problems. The external walls appear to be in reasonable structural condition for the age of the property. There is some evidence of old movement and cracking to the first floor bay window brickwork on the front of the property, which we believe has been caused by slight differential movement between the front bay structure and the main wall, but this is not considered significant and is apparently of longstanding and no remedial work is necessary. However, the bay windows have been replaced with PVCframed doubleglazed units. Whilst no signs of ongoing failure or distress were found, adequate reinforcement should have been incorporated to support the original structure and written confirmation of this should be obtained from the manufacturer and you should follow our advice in Section I.
