Basement/Cellar Renovation in BS2

Job Description:
Basement: I have two bedrooms and a hall in the basement with an external door at either end. I wish to use the hall to convert bedroom 1 into an on suite (shower, sink + toilet 1m x 4m), put a shower room outside room2 (1mx 2.5m) and a toilet/ sink under the stairs 1mx1.8. All of this will be done by using existing doors and walls with the addition of erecting x3, 1m(W)x2.5m(H) stud walls/ doorways. The existing fowl drain is just outside the back door @300mm depth. The new drainage will run the length of the hall and connect into this (building control is happy with the depth). The fuse box is situated in the section of the hall that will not be altered. The water supply connects outside the hallways front entrance. I installed the combi boiler which is in the kitchen above the rear section of hallway and large enough for the two sinks. Both showers will be electric and both shower rooms will have electric towel rail. All 3 new rooms will require electric ventilation. All floors and walls of the 3 toilet/shower rooms will be tiled. I will supply tiles and suites. All services will run through a proposed suspended ceiling. Both bedroom ceilings require a skim over the artex ceilings. I wish for both external doors to be blocked with glass brick and to put French doors under the existing rear bedroom window, lintel. Ground Floor: At the rear of the building I have a kitchen and bathroom which are separated by a stud wall. I wish to open the kitchen into a kitchen/dinner by removing the bathroom + stud wall. I already own the flooring to match. I want to gain access to the raised garden by removing the bathroom window and putting an external door (the one removed from ground floor) under the existing lintel. I will then put a 4-6.5m metal walkway from this door to the raised garden. This is currently under construction and will be installed by others. Me: This building has been an ongoing project of mine and I know where all the services are and how to connect to them. This job is not a complex one as I have planned it with the intention of doing it myself with no RSJ`s or technical work. I will dig the drainage trenches, rip out the existing bathroom and install the walkway. The French windows and glazed door will be installed by a double glazing company. 1st & 2nd Floors: These are occupied by a Bristol council tenant and will not be affected by my proposal. Planning / Building control: All planning has been accepted and building control has visited site and is happy.
